Wanted: estate agents!

As estate agents exit industry in droves, more needed in anticipation of market upswing, extra revenue channels – estate agency heavyweight.

Estate agents have been exiting the industry in their droves - some closing down their own businesses and joining former rivals; others leaving for different jobs altogether. But there are also fresh jobs that have opened up, which is why we are seeing ads asking for agents. Chairman of Rawson Properties Bill Rawson gives his take on the current career opportunities in residential real estate.

I think that we will see many more agents leave the business as it continues to become more sophisticated and intellectually challenging. No longer does the agent just have to sell the property - they now have to apply their minds as to how a purchaser will acquire funding. Even the credit assessing for mortgage bond applications has become more intricate in that the credit information now supplied to the financial institutions is far more detailed than it was a year ago as a result of the application of the National Credit Act

Estate agents should now qualify their clients before passing them on to a mortgage bond originator or even before recommending a seller to accept an offer from them. As sales activity still seems to be dropping in the residential market some agents can't afford to fund themselves on a commission-only income basis, hence employers are now recruiting to fill those vacancies.

Finding good agents is a constant challenge, especially when the market has changed so drastically. Often it is more prudent to train a newcomer who comes with no preconceived ideas which he or she has to change in order to assist folk in buying or selling a property. It is well-known fact that enthusiastic sales people attract business and often sales agents who have come from an easy market lose their enthusiasm when the market changes and they struggle to adjust.

So fresh people who don't carry baggage can often excel in a changed market as they see opportunity more clearly and are enthusiastic about their work as it is new and exciting. The estate agency business offers many income-generating opportunities to those who are prepared to work.

The difficult conditions experienced in real estate marketing this year have exposed those estate agents who have not been giving real service - and there have been a fair number of them.  It has also, he said, resulted in large numbers giving up property as a career.

Agents who have worked hard and have given value for money have almost always survived.

Those who were not prepared to work very hard and to accept that this can never be a nine-to-five job are the ones who have left.

Currently many of my group's franchises are in fact short-staffed and many of the successful franchisees are now looking for new agents and/or partners. This opens up exciting opportunities for those prepared to accept a challenge.

The severity of the education process appears to be greatly exaggerated in people's minds. It is, in fact, enjoyable and it will very definitely make agents and principals much more competent.  It can be taken slowly and is not as intellectually challenging as press reports have indicated.

I hoped these comments will encourage "the right type of people" to consider residential property marketing as a career. 

Now would be a good time to get into real estate because as our MD, Tony Clarke, and others have said, an upswing within 12 months is now more than likely.

The agent/potential principal who joins the property sector now has numerous ancillary revenue producing avenues open to him:  he (or she) can - and should - open a rental property portfolio, organise maintenance, gardening, upgrade and interior decoration services and can do short-term holiday house leases and exchanges.  He or she can also become a qualified valuer or auctioneer and branch out into these fields.

The simple truth is that for those with a service attitude, property has always been a satisfying career. It is gratifying to help a family put down roots, establish themselves and build up an asset.

No longer does the agent just have to sell the property
Agents do not sell property. The property sells itself, the agent merely facilitates the process. Trying to "sell" a property that a potential buyer is hesitant or flatly does not like is a complete waste of everyone's time. Agents need sufficient stock . .more

More culling please
There's a 100 metre stretch of Kloof St in Cape Town that has 7 estate agents all next to each other. This is a total waste of a good high St. Furthermore there are another 6 or 7 down the street.

I say let's keep culling till we are down to 3 . .more

guess what agents see
agents deal with greedy sellers and stingy buyers alike on a daily basis. i don't understand the negative views so many people have when it comes to estate agents. when looking at it from the other side though, agents see the greed and the underhanded . .more

GOOD ESTATE AGENTS??
I have dealth with quite a number of agents in the past six or so years and every time had a bad experience exept for one agent in East London who unfortunately passed away last year. Hope many more leave the profession. Parasites the lot of them!

I just call it as I see it.... hence the alias Truth. Funny enough, I was retrenched on the 16th December 2008. Started my new job on the 17th December 2008 though. I was on the job market for 5 days. Got a fantastic settlement aswell.

Property works on the 80/20 principle like most sales industries. 20% of the people make 80% of the income.
